Detailed Description

Roof waterproofing is critical for every building in Pakistan. Once a structure is occupied, renovating or maintaining roofs becomes extremely difficult. This is why proper waterproofing at the right time is essential.

Grace Chemicals provides a complete roof waterproofing system using German Schomburg (AQUAFIN) technology. Our system is designed for long-term protection against Pakistan’s harsh climate conditions.

The intention behind this system is simple. Once applied correctly, there should be little to no maintenance required for 7-10 years. As a result, you save money and avoid the hassle of repeated repairs.

This system works on new RCC roofs, old damaged roofs, and precast slabs (Izhar Slabs). Below is the complete step-by-step process our teams follow for every project.

Step 1: Surface Preparation & Grinding

The first and most critical step is proper surface preparation. This step determines how well the entire waterproofing system will perform. Many failed waterproofing treatments can be traced back to poor surface preparation.

Our team mechanically grinds the entire roof surface to achieve a clean, sound substrate. During this process, we remove:

  • Laitance (the weak cement layer on fresh concrete)
  • Dust, dirt, and loose debris
  • Previous failed coatings or paint layers
  • Any loose, hollow, or weak material

This creates a rough, clean surface that allows waterproofing materials to bond strongly. Without proper grinding, even the best coatings will fail over time. Therefore, we never skip this step regardless of how clean the roof appears.

Step 2 Repairs (For Old & Damaged Roofs)

Step 2: Repairs (For Old & Damaged Roofs)

For old or damaged roofs, repair work is essential before applying the waterproofing system. Applying coating over cracks or damaged areas will result in failure. The coating will simply crack along with the substrate.

We use specialized German-engineered repair products for different types of damage:

ProductTypeUsed For
INDUCRETE SC10Non-shrinkage repair mortarCracks, surface damage, spalled concrete
INDUGROUT GPCementitious groutCavities, voids, honeycombs
INDUBOND VK 4034Epoxy mortarExposed steel reinforcement protection

All repairs must be fully cured before proceeding to the next step. This typically takes 24-48 hours depending on the repair size and weather conditions.

Step 3: Slab Joint Treatment

Slab joints are one of the most common areas where water infiltration occurs. These joints naturally move due to thermal expansion and contraction. If not properly treated, they become the primary source of roof leakage.

Our joint treatment process involves three critical steps:

  • First, we open and clean the joint to remove all loose material
  • Next, we fill the joint with appropriate sealant or epoxy filler
  • Finally, we apply FLEECE-110 reinforcement tape with a flood coat of waterproofing material

The FLEECE-110 tape provides additional reinforcement over the joint. It bridges any future movement and prevents cracks from transferring through the waterproofing layer. This is especially important for precast slabs (Izhar Slabs) which have multiple joints.

Step 4: Making of Chamfers

Once joint treatment is complete, we create chamfers at all wall-floor junctions. This includes junctions between the roof slab and parapet walls, as well as around any skylight openings or other penetrations.

The chamfer should be at least 4 inches tall and 4 inches wide along the entire junction area. We use two methods based on the joint condition:

Joint Condition

Chamfer Method

Normal Joints

SBR Latex mixed with Terrazzo Chips – economical and effective

Critical / Cracked Joints

FLEECE-110 Tape with flood coat – reinforced protection for high-risk areas

What is a Chamfer?

Step 5: Primer Application

After all repairs and chamfers are complete, we apply ASO UNIGRUND P primer to the entire roof surface. This German-engineered primer serves multiple critical functions in the waterproofing system.

The primer performs the following functions:

  • Seals the porous concrete surface
  • Reduces excessive absorption of the waterproofing coating
  • Creates a strong bond between substrate and coating
  • Ensures uniform coating application

Important Note: We always use primer regardless of which waterproofing coating is selected. Skipping the primer step significantly reduces the system’s lifespan and effectiveness.

Step 6: Roof Waterproofing Coating Application

The final step is applying the roof waterproofing coating. This is where German Schomburg AQUAFIN technology truly shines. We apply the coating in multiple layers using a specific technique for maximum effectiveness.

The coating application process:

  • First coat is applied in one direction (e.g., top to bottom)
  • Allow proper drying time between coats (as per product datasheet)
  • Second coat is applied perpendicular to first coat (left to right)
  • Additional coats may be applied for critical areas

This perpendicular application ensures complete coverage with no pinholes or weak spots. The coating forms a seamless, flexible membrane over the entire roof surface.

Popular Questions About Roof Waterproofing

The best method is a complete system approach as described above. Simply applying a coating without proper surface preparation, repairs, and priming will not provide long-term results. Our German Schomburg AQUAFIN system addresses all aspects of roof waterproofing.

With proper application using quality products, our roof waterproofing system lasts 7-10 years or more. The lifespan depends on product selection, application quality, and weather exposure conditions.

Yes, we specialize in waterproofing old and damaged roofs. The process requires additional repair work using INDUCRETE SC10 and INDUGROUT GP before applying the waterproofing system. This ensures a sound substrate for the coating.

Absolutely. Our German Schomburg AQUAFIN products are specifically designed to withstand heavy rainfall. The system creates a seamless, flexible barrier that prevents water penetration even during Pakistan’s intense monsoon rains.

Surface preparation determines how well the waterproofing system bonds to the roof. Without proper grinding and cleaning, even premium coatings will peel off within months. This is the most common reason for waterproofing failures.

TC07 is a standard cementitious coating for new roofs (economy). 2C is polymer modified with higher flexibility for roofs with some movement (mid-range). 2K/M is a highly flexible membrane for critical projects and old buildings (premium). Selection depends on roof condition and budget.
